Earlier this month we highlighted events throughout our city that are celebrating monumental moments in African American history and people who have had influence throughout Austin over the years. As there are so many events underway, we decided to continue to share them with you.
We encourage you to get out to support these events created to share some of the City’s history with your family and friends.

Celebrate Black Austin 
Kenny Dorham’s Backyard

This event is focused on the opportunity to learn all about Austin’s rich black history through a walking tour of East Austin.  The walk will highlight historic landmarks and street art that amplifies stories of significant people and events that shaped the region. After the tour, participants will be welcomed to shop and support local Black owned businesses. 

February 25, 2024
Central Market Austin, North Lamar

For a culinary treat, this is another ‘must-do’ within all the Black History Month events in Austin.  Enjoy a delicious brunch with recipes created by prominent Black Chefs and Cookbook Authors – made by yours truly!  At this interactive event, you will be coached on creating a healthy feast of “silky eggs, creamy grits, winter salad, gluten-free corn muffins and an incredible cinnamon roll.”

February 25, 2024 
Kid’s Day at Carver Museum

Spend the afternoon learning about Black Heritage at the Carver Museum from 11:00 am – 3:00 pm.  The theme for this year is “Black Resistance” and the activities will include arts and crafts and a celebration of African American trailblazers. It’s free for the public, and you need to register for the event.  

African America Cultural and Heritage Facility

Throughout the month, the AACHF is another option to learn more about the African American Culture. During February, and throughout the year, the Facility offers arts, business, cultural and entertainment programming that is offered for all ages and interests.  You can also tune into The Pivot – which is a live stream podcast about topics relevant to East Austin. 

George Washington Carver Museum, Freedom Plaza
 

Finally, here’s another spot to include on your list as we celebrate Black History Month in Austin.  Visit the backyard space at the Carver Museum known as “Freedom Plaza.”  Within its lovely setting is a “Juneteenth Memorial Sculpture.”  The entire staff at the Museum continues to create a space where the global contributions of all Black people are celebrated.

Start with a Soothing Cup of Java
We like to refer to this tip as “me time.”  Time to sit back and plan your day ahead with your favorite cup of coffee in hand.  Both of which can slow you down before life gets too fast.  And, did you know that an 8-oz cup of coffee has been scientifically proven to boost your mood?   

Get Outside in the Sunshine, Early!
Before things heat up too much in Texas, we like to get out of our apartment at Juniper Springs in Austin to catch some sunshine and early morning fresh air.  In addition to more ‘me time’ before your day gets too busy, you can naturally add some Vitamin D to your daily routine to boost your mood while you feel good, too!

Be Thankful
While you are out in the cooler morning air, take time to think about all the ‘good’ in life.  Enhancing your ‘gratitude attitude’ does wonders for your soul.   Got a little more time?  When is the last time you hand-wrote a thank you note – or just a letter to someone who might be lonely?  Taking time for others is always good for the soul.

Download Some Tunes from the Past
Remember ‘the good old days?”  Remember them again!  Our favorite source for selecting good tunes from good times past is Pandora.com.  Once you have found a perfect selection, and have stored them for fun times ahead, why wait?  Get up and dance.  There is something about dancing that will always super-charge your mood.

Hydrate
I know we hear this all time, and with good reason.  We saw yet another ‘scientific’ study and time after time, the results are still valid.  Drinking water has been proven to boost our mood and remove tension and headaches that come with dehydration.

Play Catch, or Catch-up
There is something about playing with kids that will set anyone’s mood straight.  Right now, it is the height of baseball season.  Surely there are kids in your apartment community in Austin that are just dying to get outside and toss the ball around.  No kids?  Then catch-up with some long-lost friends.  Invite them over for a (social-distancing) BBQ – there is plenty of room around the pool at Juniper Springs apartments in Austin.

Peace Out
When your day is almost complete, find some quiet time to reflect on what you have accomplished since that first cup of java.  So many times, we rush around from sun-up to sun-down we rarely take time to check in on ourselves.  Statistics continually tell us that a little meditation or just a little downtime works wonders to prepare us for a good nights’ rest.

    ll the pet-lovers out there understand the benefits of having a furry friend at home. Their loyalty and love offer comfort and companionship. The time you spend cuddled up or playing outside can end up being the most relaxing part of your day. It's wonderful, but pets often spend a great deal of time alone. And that's when they can get into trouble.

    Living in an apartment, the damage a pet can cause can get expensive. Between stains and actual destruction of furniture, walls or door frames both cats and dogs can rack up a big repair bill. Fortunately, there are a lot of ways to curb destructive behavior and avoid pet damages in your apartment.

    Pet policies, fees and deposits

    There are a few ways a property manager can collect money from you in anticipation of pet damage. Often, an existing pet policy goes into the lease as a pet agreement. This is a set of rules you, as a pet owner, must follow. It can include provisions related to permitted animals or breeds and pet weight-limits, among other restrictions.
     

    If required, management collects pet fees or deposits at the beginning of your lease. This is like a security blanket for anything a property owner has to address after you move out. Deposits are refundable if there's no damage, a fee is not.

    These precautions help cover the expense of addressing common damages that can occur with both cats and dogs.

    1. Carpet stains

    Carpet is an easy target for staining, especially with pets. Almost all of them have at least one accident in their lifetime. It's so common, property owners look for stains first when a pet owner vacates an apartment.

    “This is the most common and easily noticed pet damage," says Olivia Beck from Goodlife Property Management, “usually in the form of pet urine." If an older pet has regular accidents, it's best to take them to the vet for a check-up.

    Pets can't tell you when something is wrong, and accidents can be one way of attempting to communicate with you. If you have a younger pet, repeat accidents are sometimes a sign of a behavioral issue. Limiting their access to carpeted areas can help reduce accidents.

    Keep it clean

    Once an accident happens, it's best to clean it up as soon as you're aware of it. Keep carpet and floor cleaner handy that addresses pet stains and odor. Every carpet stain won't get completely erased, but you'll definitely keep things looking much cleaner.

    It's also possible to prevent accidents, and carpet stains, from happening. For cats, accidents can result from too few litter boxes in your apartment. A good rule of thumb is one per cat. Place it in a quiet place. If there's a lid, consider removing it. Cats don't like it when they can't see above themselves as they go.

    For dogs, accidents happen when they don't have access to an outside space to go. Consider bringing in a dog walker once a day or even crating them when you're at work. According to Paws, “a crate helps satisfy the dog's instinct to be in a den…" and helps them associate the outdoors with the proper place to do their business.

    2. Cat scratches

    When cats want to scratch, nothing is safe. Furniture, blankets, walls and carpet all fall victim. Damage of this kind happens fast in an apartment. The next thing you know, a doorway or couch arm is destroyed. It's possible, though, to distract them from their destructive ways.

    Redirect their energy

    “A scratching post is essential for any healthy, well-adjusted cat," says Shelley Wester on Petfinder. It provides them with an appropriate outlet for their urge to scratch, along with a place to stretch and exercise. With a sturdy cat scratching post that stays upright, they'll come here first and stop damaging your apartment.

    Another way to redirect a cat's energy is with a variety of toys. Motorized options or things with lasers do especially well. These capture a cat's attention when you're not there to play with them.

    3. Doggie destruction

    Dogs can get destructive when they're lonely. Long periods at home also mean pent-up energy they can't release. "It could be a puppy, it could be an older dog, but if you find that you come home and your dog is just destroying things … they need more exercise…" says Dana Humphrey a.k.a. “The Pet Lady," who discusses this issue in the Hartford Courant.

    Energy levels in dogs can vary by breed. The ones needing the most exercise include Labs, German Shepherds, Terriers and Retrievers, as well as certain collies and huskies. These might not make the best apartment dwellers, but regardless of breed, you can provide an outlet for too much energy.

    Address the problem and make adjustments to avoid pet damages in your apartment

    The best reaction to have when your pet is damaging your apartment is to stop the problem from being a regular issue. Modifying your pet's behavior with the right toys, accessories and services can prevent future damage from occurring. This allows you to repair the problem to the best of your ability to ensure an easier move out when the time comes.

    With spring just around the corner (March 20th), we wanted to help our residents at Juniper Springs Apartments get motivated to start spring cleaning. With help from MarthaStewart.com and HouseBeautiful.com we compiled a yearly ‘To-Do List’ before the weather gets hot again and everyone wants to spend time having fun in the sun! We know how much fun Austin can be!

    Start by cleaning out your closets.

    Ever just stuff some clothes in there to get them off the floor? Or is it overflowing with bulky sweaters and coats? Now is a good time to pack your winter clothes away and make room for a spring and summer wardrobe. Make sure to make a donation pile for the items you don’t really want, use, or need anymore. When in doubt, throw it out!

    The freezer is your friend.

    If you don’t like to be inside cooking in the hot summer months, use your freezer. Prep meals that freeze well and that can be reheated quickly to speed up dinner. Grilling is also a quick way to serve up dinner on hot summer nights.

    Organize!

    Separate your cleaning supplies into buckets for where they are for such as bathroom, kitchen, laundry, etc. If you’re feeling extra motivated, create labels for each bucket. Now is also a good time to go through medicine cabinets and throw out old and expired products. You will be better able to determine what products you might need to stock up on and which ones to skip.

    Clean House.

    A clean house is a happy house! Deep clean the entire house so that when you clean again it will be quick. Here are a number of items that sometimes get overlooked when we clean house.

    The dishwasher. Use a specialty dishwasher cleaner to ensure the dishwasher is clean and can effectively clean your dishes. This should be done monthly.

    Entire countertop surfaces. Clean the entire surface and don’t forget to get the backsplash.

    Cabinets. Take the time to wipe off the tops and front sides of the cabinets where dust and grease can settle and build-up.

    The refrigerator. It’s a good idea to take all the shelves and drawers out and wash with soap and water and wipe down the interior of the fridge.  

    The oven. At least once a year we should deep clean our ovens from top to bottom. Here’s an almost effortless way! Just warm up the oven to 150 degrees, turn the oven off, and then place a small bowl of ammonia (1/2 cup) on the top rack and a large pot with boiling water on the bottom rack. Let it sit overnight with the oven door closed and then wipe clean with some dishwashing liquid and a rag or sponge.

    Bedding. Pillows, comforters, dust ruffles.

    The washing machine. You can purchase a specialty cleaner or use white cleaning vinegar for the washer to ensure mold and mildew don’t build up and cause a stench you can’t get rid of. Leave the washer door open when not in use so it can dry out and further prevent mold and mildew.

    Windows. Clean the inside of each window but also make sure to clean the outside of the windows to remove dirt and grime that built up over winter. House Beautiful’s pro tip is to wash on a cloudy day, so the cleanser doesn’t immediately dry on the windows.  

    Carpet. According to House Beautiful, the carpet should be professionally cleaned every 18 months in areas that don’t have a lot of traffic and three or four times a year in high traffic area.

    Complete Unfinished Projects. Finish up and projects you started over the winter to make time for the new ones come spring when the air is fresh, and the temperatures start to rise.

    We’re already halfway through January and we know our New Year’s Resolutions have begun to fall by the wayside. According to Franklin Covey, the time management firm, “Four out of five people who make New Year’s resolutions will eventually break them. In fact, a third won’t even make it to the end of January”. Not to worry, though! We’ve come up with a list of ways to stick to them for good if you’re anything like us and need an extra boost this month.
    • Remember why you made the resolution in the first place.
    • If you haven’t already, write it down. Make sure the goal is specific and attainable.
    • Visualize yourself achieving your goal.
    • Commit to change and make it a habit. The more you repeat something, the more your brain creates a memory of it and the easier it becomes.
    • Don’t beat yourself up for slip-ups. No one is perfect. Get back on track the next day.
    • Last but not least, reward yourself! When you reward yourself for meeting smaller, specific goals that lead up to your final goal, you reinforce the habit.

    Fitness Coach Laurent Amzallag from Yala Fitness reminds us that altering our routine is a long-term process. Thus, our new years resolutions will become easier to maintain over time. So, stick to it and don’t give up!
